Window Cleaning for Wollaton homes

Conservatories, French doors and deep bays mean interior glass gets booked here far more than average. Roofs are separate specialist work because of the fall risk and how fragile many roof panels are.

No area on our patch has more glass per house than Wollaton. A 1930s bay front alone carries three or five panes plus the returns, and behind it there will be French doors, a garden room or a conservatory, so a standard semi here has close to double the openings of an estate house of the same size. Some of the original bays still have leaded lights, which is a slower and more careful job than plain glass. The upside is access: nearly every property has a drive and a clear frontage, so pole work runs well and there is somewhere legal to put the van while we do it.

Wollaton sits in NG8, under Nottingham City Council. The housing here is mostly 1930s bay-fronted semis and detached houses, with larger properties backing onto the park, and that is what shapes this job more than the floor area does.

What we run into on Wollaton window cleaning jobs

Rear glass in Wollaton spots faster than the front, and the cause is almost always the garden rather than the air. Hard Nottingham water off a sprinkler or a hose left running near a border dries on the glass and leaves a mineral ring that a normal wash removes only while it is fresh. Left a season, it etches slightly and needs a dedicated mineral remover rather than more elbow. If you water in the evening and keep the arc off the house, the rear panes stay clean roughly as long as the front ones do.

How a Wollaton window cleaning job actually runs

The rota here is really two rotas. Exteriors run on the normal cycle, and interiors get booked far more often than they would elsewhere, seasonally rather than annually, because glazed doors and garden rooms are used every day and show it. Access to the rear is the practical constraint. Nearly every property has a side gate bolted from the inside, so on an empty house the back simply does not get done unless the bolt is left off or a key is in the gate. Dogs loose in the garden are the other reason a rear elevation gets abandoned, and that is much better known when the round is planned than on the morning. Mature gardens also make pole work slower than the frontage suggests, since the pole has to be threaded past planting and the canopy over a deep bay blocks the angle onto the panes underneath it. Autumn shortens the cycle. Properties on the park side pick up leaf debris and seed for roughly six weeks, and the glass films over noticeably faster through that spell.

Who books it here

The local reference points are Wollaton Hall and Deer Park, Wollaton Village and Bramcote Lane, which is usually enough for us to find a property without a postcode lookup.

We run Wollaton on the same round as Bilborough, Beeston and The Park Estate.

What we check on every Wollaton job

The frame gets as much attention as the glass, and near mature trees that is not a formality. Weep holes along the bottom of a frame pack with blossom, seed and moss, and a blocked weep hole lets water pool inside the frame until it finds the plaster. They are cleared and then checked as actually draining rather than wiped past. Trickle vent grilles above the openers fill with pollen from spring onward and get cleaned from both faces. Gaskets are wiped rather than levered, because a gasket pulled out of its groove never sits back the same. The lead covered canopy over a bay sheds its run off straight down onto the glazing below, which is why the panes under a bay are the ones that streak. Security stays and hinges are cleared of grit, since grit in the hinge is what makes an opener stiff long before the mechanism wears.

What the window cleaning covers

A sample of what is included

  • Exterior: Glass, frames and sills cleaned together
  • Interior: Edges detailed with a dry microfibre
  • Also: Commercial frontages on a weekly or fortnightly rota
  • Interior: Frame, sill and track dusted and vacuumed first, so you are not making mud

That is a sample rather than the whole list. The full window cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What window cleaning costs in Wollaton

Exterior glass on a rota. Interiors are charged separately and need access. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

PropertyTypical per visit
Terraced house£12 to £20
Semi-detached£15 to £28
Detached£25 to £45
Interiors, added to a visitRoughly half again
Commercial frontageQuoted on frequency

The first clean of glass that has been left costs more than the ones after it, which is why a rota works out cheaper than an annual rescue.

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

We still have the original leaded lights in the bay. Are they cleaned differently?

Yes, and slower. You cannot run a squeegee across a leaded panel because the came stands proud of the glass, so each small quarry is done individually and the water is kept off the cement between the lead and the glass. We also avoid anything acidic, which attacks lead. Expect a leaded bay to take several times as long as the same area of plain glass, and factor that into the round.

Why does the back of the house spot up so much faster than the front?

Usually a sprinkler or a hose reaching the glass. Nottingham water is hard, and when droplets dry on a warm pane the minerals stay behind as a ring. It is not dirt, so a routine wash on the next visit may not shift it once it has baked on through a summer. Keeping the watering arc away from the rear glazing does more for it than cleaning more often.

The side gate is bolted from the inside and we are both at work. How does the back get done?

Leave the bolt off on the day, or fit a key safe or a gate lock we can open. Those are the only two arrangements that work reliably. Coming through the house is not practical with a pole system and a hose running from the van, and a rear elevation with glazed doors and a garden room is most of the glass on the property, so a front only visit is barely half a job. Tell us if a dog will be out as well.

Should the rota shorten through autumn because of the trees?

On the park side of the area, yes, for about six weeks. Leaf debris, seed and the film that comes with them build on the glass and in the door tracks much faster than they do in summer, and a cycle that looks right in June looks stretched by late October. Tightening it for that spell and returning to the usual interval afterwards keeps the glass off the point where it needs the slower first clean all over again.

Do you cover the whole of Wollaton?

Yes, all of NG8 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does window cleaning cost in Wollaton?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of windows, how many storeys, and whether interiors are included with the exterior rota. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start window cleaning in Wollaton?

Within a fortnight to join the rota, and the first clean of neglected glass takes longer than the ones after it. Drives on most properties, and we group Wollaton with Bilborough, Beeston and The Park Estate on the rota.
