Can you reach the loft room window at the back?

In most cases, yes. A water fed pole reaches four storeys, and the practical question is what sits underneath it: a rear extension or a flat roof means going up and over rather than straight, and a narrow side entry decides which way we can approach. Send a photograph of the back of the house and we will tell you before you book.

Do landlords usually book the insides as well?

At changeover, yes, and it is the right moment. The house is empty, the tracks and sills are being done anyway as part of the end of tenancy work, and interior glass is an item on a check-in inventory. Mid tenancy it rarely happens, because getting six tenants to agree to let somebody in on a weekday is not realistic.

The back gate is bolted from the inside. How do you get round?

Either somebody is in, or the bolt is changed for something reachable, or the rear elevation is booked for a day the house is occupied. Shared entries between terraces are the usual route and they are often blocked with bins by the time we arrive. Agree it once with the landlord, because a round that cannot reach the back half of a property is half a clean and gets quoted as one.

Nobody has cleaned these windows in three years. Is the first visit different?

Yes. Neglected glass carries a bonded layer rather than loose dirt, so the first visit takes longer and occasionally needs a second pass a fortnight later, once the frames have given up what was sitting in the gaskets.
