End of tenancy cleaning is a full, top to bottom clean carried out when a tenancy ends. It covers everything an inventory clerk inspects: inside the oven, inside kitchen cupboards, limescale on taps and shower screens, skirting boards, window interiors, extractor filters, and every surface behind and underneath the furniture.

It matters because cleaning is the single most common reason deposits get reduced. Deposit Protection Service data reported in June 2026 shows cleaning accounted for 29.38% of all deposit claims across the year, and it has topped the list for five years running.

Your landlord cannot require you to buy professional cleaning as a condition of the tenancy. The Tenant Fees Act 2019 stopped that in England. What they can do is hold you to the standard recorded at check-in, and that is the standard we clean to.

What goes wrong, and how to avoid it

Cleaning before the furniture goes

Cleaning a furnished flat and then dragging boxes across it is wasted money. A good proportion of the surfaces cannot be reached at all, and those are exactly the ones an inventory clerk photographs.

Booking it for the morning of check-out

Leave a full day. If the agent flags something there is then time to fix it before the keys change hands, which is the entire point of the re-clean guarantee.

Not finding the check-in inventory

It is the document you are judged against, not a general idea of clean. If the oven was already marked at check-in you are not responsible for returning it better than you found it, and that is worth knowing before you spend two hours on it.

Taking a one-line receipt

An invoice saying cleaning proves you spent money. It does not prove what was done, which is the thing in dispute. Always ask for the itemised checklist.

Assuming a professional clean is compulsory

In England it is not. The Tenant Fees Act 2019 stopped landlords requiring it as a condition of the tenancy. They can hold you to the standard; they cannot dictate who meets it.

What is the re-clean guarantee?

If the letting agent or landlord flags something within 72 hours of us finishing, we come back and put it right at no charge. That guarantee is the main thing you are buying over doing it yourself.

Do you clean the carpets too?
