After Builders Cleaning for Mapperley homes

Extensions and basement conversions on the hill, where split levels mean dust settles on several floors at once. More stages than a flat property of the same size would need.

Loft conversions are the common Mapperley job, and on a hill house that means adding a fourth level to a property that already has three. The complication is not the new room, it is the stairwell. Fine plaster dust falls, and an open flight running the full height of the house gives it a direct route to every floor below, including rooms the builders never entered. We clean top down across more than one visit for that reason, and the ground floor is done last, after the dust that was airborne upstairs has had a night to land. Anyone quoting a single visit on a loft conversion in a three storey house has not thought about where the dust goes.

Mapperley sits in NG3, under Nottingham City Council and Gedling Borough Council. Hilly, with a lot of houses on split levels and long flights of internal stairs. Stair carpets are their own job here and are priced separately for good reason.

What we run into on Mapperley after builders cleaning jobs

The new stair up to a loft is usually the last thing fitted and the first thing to get filthy, because every trade uses it while it is still bare timber. Once it is carpeted, any dust left in the treads works its way back out for weeks. We vacuum it with an M class machine rather than a household one, which clogs on plaster fines in about twenty minutes and blows the rest back into the stairwell. If the loft carpet is going down after our second visit, tell us, and we will move the final buff to suit.

How a Mapperley after builders cleaning job actually runs

Basement conversions are the job the hill produces most of, and they run backwards from every other after builders clean. Dust is generated at the lowest point in the property, and the only route out for anything, spoil, offcuts, tools and the trades themselves, is up through the ground floor and out of the front door. That makes the hall a haul route for the whole build, and it needs protecting until the last trade has actually gone. We clean the new level once the wet trades are finished and again after the floor finish goes down, and the ground floor twice, because boots will recontaminate it within a day of the first pass. Ventilation is the other thing to plan for. A converted cellar rarely has an opening window, only a mechanical extract or a lightwell, so airborne fines have nowhere to go on their own and have to be drawn out with filtered equipment rather than swept up and stirred back into the air. The final buff goes in a day or two after the space has been properly aired.

Who books it here

The local reference points are Mapperley Top, Woodborough Road and Mapperley Golf Club, which is usually enough for us to find a property without a postcode lookup.

We run Mapperley on the same round as Sherwood, Carlton and Sneinton.

What we check on every Mapperley job

Items that come up on every one of these: the lightwell grating and the gully beneath it, which fills with mortar droppings and blocks the first time it rains hard; the sump chamber lid and its seal where the tanking system runs a pump; the nosings on the new flight down, bare timber while every trade uses them; the trickle vents in the new windows, which arrive packed with brick dust and are the last thing anyone thinks to look at; the extract filter, which has been pulling plaster fines for weeks and wants changing rather than tapping out; and silicone smears on new glass, which come away cleanly with a blade held at the right angle and scratch permanently at the wrong one. On a rear extension the bifold or slider bottom track is the reliable offender, and it needs vacuuming and brushing before any water, or the dust sets like grout in the channel.

What the after builders cleaning covers

A sample of what is included

  • Stage three, the final buff: Glass, chrome and floors
  • Stage two, the detail clean: Every surface: door tops, window tracks, radiator fins, socket faces
  • Stage three, the final buff: Any remaining marks
  • Stage two, the detail clean: Inside all new units, cupboards and wardrobes

That is a sample rather than the whole list. The full after builders cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What after builders cleaning costs in Mapperley

Priced by surface area and dust load rather than bedroom count, across all stages. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

PropertyTypical per project
Single room refurbishment£180 to £350
Kitchen or bathroom fit-out£250 to £450
Loft conversion£350 to £600
Extension, 2 to 3 rooms£500 to £900
Whole house renovationQuoted after a site visit

Three things explain most of the gap between two builders clean quotes: whether all stages are included, whether window exteriors are covered, and who removes the waste.

Priced separately

ExtraTypical cost
Exterior windows£30 to £90
Carpet cleaning, per room£35 to £60

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

After Builders Cleaningin Mapperley

Ring us on 07438 843980, or see the full service page.

Will the dust reach the rest of the house?

Yes, unless the stairwell has been sealed properly, and on a split level it rarely is. Expect a visible film on top of skirting and picture frames two floors below the work. That is normal, and it is exactly what the final buff exists to catch. It is also why we ask to come after the last trade rather than between them.

How many visits does a loft conversion need?

Two at a minimum and usually three in a hill house, because there are more levels for the dust to land on. A rough clean once the debris is out, a detail clean of the new room and the stairwell, then a buff a day or two later. Moving furniture in before that last visit means we clean around it and you see the film anyway.

The cellar has just been dug out and tanked. Is that a normal after builders clean?

Same method, two differences. There is more fine dust per square metre because the space is small and enclosed, and there is no natural ventilation to carry it away, so we work with filtered extraction instead of opening a window. Timing is the other difference. Newly tanked and plastered walls keep giving up fines while they dry, so one visit will look perfect and then film over. Two passes with a gap between them is the honest answer here.

Everything has to come through the house. Does that affect the clean?

It affects the order more than the cost. The hall, the stairs and whichever door the trades have been using stay dirty until the work is genuinely done, so cleaning them early is money wasted. We do the new space first, leave the route protected until the last delivery is out, then clean the haul route and the rooms off it as a separate stage. If the protection came up early, expect marks in the floor covering that are damage rather than soil.

Do you cover the whole of Mapperley?

Yes, all of NG3 and the surrounding streets, under Nottingham City Council and Gedling Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does after builders cleaning cost in Mapperley?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the surface area and dust load, how many stages you need, and who is removing the waste. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start after builders cleaning in Mapperley?

As soon as the last trade is off site, and we book all the stages up front rather than one at a time. Steep streets and some properties well above road level, and we group Mapperley with Sherwood, Carlton and Sneinton on the rota.
