After Builders Cleaning for Sherwood homes
Loft conversions on the Victorian and Edwardian stock, which is close to standard here. Dust from a loft travels down through the whole house rather than staying on the top floor.
The typical building job in Sherwood is a loft conversion or a rear extension on an occupied terrace, and that shapes the clean completely. The work happens inside a house people are still living in, the new stair opening is cut through the middle of the landing, and dust from it travels the full depth of a long narrow house because there is no other route for the air to take. Old lath and plaster coming down is dirtier than modern board, and anywhere a chimney breast has been opened or removed there is soot mixed in with the plaster dust, which is greasy, stains on contact with water and has to be lifted dry before anything wet appears near it.
Sherwood sits in NG5, under Nottingham City Council. High ceilings, picture rails and coving, which means the high level dusting in a deep clean genuinely needs a step ladder and time allocated to it.
What we run into on Sherwood after builders cleaning jobs
Soot is the local difference and it behaves badly. It is oily rather than dry, so a damp cloth smears it into paint and into the grain of stripped timber, and being lighter it settles further from the source than plaster dust does. Wherever a builder has opened a chimney breast we dry vacuum with a HEPA machine and lift the residue with a dry sponge first, then clean conventionally. Get that order wrong and a dust problem becomes a decorating job, and on a stripped floor or a painted picture rail it shows permanently.
How a Sherwood after builders cleaning job actually runs
The other job that comes up constantly here is a rear extension or a knocked through kitchen at the back of a terrace, and the local complication is height rather than area. Plaster dust that gets into the air lands on every horizontal ledge in the room, and a room with a picture rail, a deep coving profile, tall door tops and a boxed steel beam has far more of those ledges than a modern kitchen does. They also sit above the line where a builder's tidy up stops. Left alone, that dust comes down for weeks and settles on the surfaces you have just paid to have cleaned, which is why people conclude the clean did not work. So the ledges come first, taken dry with a HEPA machine and a brush, before anything at worktop level is touched at all. Stripped boards in the neighbouring rooms are the second issue: fine dust drops through the gaps while the work runs and gets pushed back up by footfall afterwards, so those rooms are done at the end rather than while trades are still walking through them.
Who books it here
The local reference points are Mansfield Road, Woodthorpe Grange Park and the Sherwood shops, which is usually enough for us to find a property without a postcode lookup.
We run Sherwood on the same round as Mapperley, Arnold and New Basford.
What we check on every Sherwood job
The checkable items on this kind of job are the ones a snagging list never mentions. The top of the boxing around a steel beam is a flat ledge nobody sees from the floor and it is always loaded. New door linings and the mitres in the architrave hold sanding dust in the joint, and fresh paint hides it until a cloth goes over it. Trickle vents in new windows and the reveal around a roof light collect dust while the room is still open to the rest of the house, and the vent slides out to be cleared properly. Cement haze on new tiling is treated as haze with a product the tile and the grout will take, never with acid on anything that turns out to be stone. Silicone smears along a new worktop join and paint spatter on original ironmongery both come away dry or with a plastic blade, and never with a metal one.
What the after builders cleaning covers
A sample of what is included
- Stage two, the detail clean: Inside all new units, cupboards and wardrobes
- Stage one, the rough clean: The worst of the dust, top down
- Stage one, the rough clean: Protective films, stickers and tape residue
- Stage three, the final buff: Filters changed in extractors and ventilation that have been pulling dust for weeks
That is a sample rather than the whole list. The full after builders cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
The cleaner who comes to your Sherwood property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 8.
What after builders cleaning costs in Sherwood
Priced by surface area and dust load rather than bedroom count, across all stages. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
| Property | Typical per project |
|---|---|
| Single room refurbishment | £180 to £350 |
| Kitchen or bathroom fit-out | £250 to £450 |
| Loft conversion | £350 to £600 |
| Extension, 2 to 3 rooms | £500 to £900 |
| Whole house renovation | Quoted after a site visit |
Three things explain most of the gap between two builders clean quotes: whether all stages are included, whether window exteriors are covered, and who removes the waste.
Priced separately
| Extra | Typical cost |
|---|---|
| Exterior windows | £30 to £90 |
| Carpet cleaning, per room | £35 to £60 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
We are living in the house while the loft is being done. Can you clean around it?
We can clean the parts that are finished and it does help, but it is maintenance rather than a builders clean and we bill it as such. The proper post construction clean waits until every trade is out, snagging included. Sealing the stair opening with a dust screen while the work runs saves you considerably more than an interim clean does.
Will the new loft room keep producing dust?
For a few weeks, yes. Freshly plastered and skimmed surfaces shed fine dust as they finish drying, and a new room with a roof light and a warm dry atmosphere sheds more than the rest of the house. That is why the final buff is a separate visit a day or two later, and why we suggest holding off on carpet and soft furnishings up there until after it.
Plaster dust has gone down between our floorboards. Can you get it out?
Partly. We run a crevice tool along every gap with the HEPA machine, which lifts what is sitting in the joint and near the top of the void. What has fallen right through into the void below is not reachable without lifting boards, and we will not pretend otherwise. Expect a small amount to keep working its way back up for a few weeks, which is normal and is why the final visit is scheduled after the room has been walked on.
The picture rails and coving were done in our deep clean. Do they need doing again?
Yes, and differently. Household dust sits loose and lifts with a brush. Plaster dust is fine, slightly abrasive and carries a static charge, so it clings to a painted moulding and smears the moment anything damp touches it. Those runs get vacuumed dry first with a soft brush head, then cleaned. Doing them in the wrong order on a painted rail leaves a grey film in the profile that no amount of washing shifts.
Do you cover the whole of Sherwood?
Yes, all of NG5 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does after builders cleaning cost in Sherwood?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the surface area and dust load, how many stages you need, and who is removing the waste. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start after builders cleaning in Sherwood?
As soon as the last trade is off site, and we book all the stages up front rather than one at a time. On-street parking on the roads off Mansfield Road, generally fine outside the evening rush, and we group Sherwood with Mapperley, Arnold and New Basford on the rota.
