After Builders Cleaning for Sneinton homes

Conversions and refurbishments on the terraces, plus newer development at the city end. Narrow entries mean equipment and waste move through the house rather than round it.

Most building work in Sneinton is a rear extension, a loft conversion or a terrace being split into flats, and in every case the dust has nowhere to go but through the house. There is no lobby, no second staircase and often no door on the hall, so plaster dust from a first floor rip out ends up in the front room and settles in the grout of the tiled hall, where it turns to a pale film the moment anything wet touches it. Skips sit on the street under a permit and the yard fills with offcuts. We work top down and front to back, and we expect to go over the same hall floor more than once.

Sneinton sits in NG2, under Nottingham City Council. Terraces with original quarry-tiled hallways and small yards. Parking is on-street and tight, so we allow for it rather than eating into the cleaning time.

What we run into on Sneinton after builders cleaning jobs

Sash windows hold builders' dust better than anything else in these houses. Fine plaster settles into the sash box, along the parting bead and on the sill horns, and if you wet it before removing it dry you get a chalky paste smeared along the timber that then needs picking out of the corners. Vacuum first with a brush head, then damp wipe, then glass. New plaster also throws a haze onto glass for a week or two after it dries, so a second look at the windows a fortnight later is often worth it.

How a Sneinton after builders cleaning job actually runs

Two jobs dominate here: a loft conversion, and a terrace being turned into flats. A loft conversion changes the landing as well as the roof, because the new stair has to land where the old one finished, so second fix work runs down through the middle of the house and the dust follows it. Steels into a party wall are the other thing to plan around. Cutting a pocket for a beam puts brick dust into the room on the far side of the wall as well as the one you are standing in. A conversion into flats brings fire doors, a new consumer unit and boxing round the soil stack, all of which arrive late in the programme and all of which have to be cleaned after last fix rather than before it. The route in is the yard gate or the front door and nothing else, so waste, tools and clean stock share one path, and the visit is sequenced so those three are never moving in opposite directions at once.

Who books it here

The local reference points are Green's Windmill, Sneinton Market and Colwick Woods, which is usually enough for us to find a property without a postcode lookup.

We run Sneinton on the same round as Nottingham City Centre, Carlton and West Bridgford.

What we check on every Sneinton job

On a conversion the list is mostly new fittings rather than dirt. Protective film comes off the new glazing and the trickle vent covers get opened rather than wiped over, because the film is usually tucked up inside them. Silicone smears on a new shower screen and cement haze on new floor tile are two different problems needing two different products, and the acidic one that clears haze will etch the wrong stone, so we ask what was laid before we open anything. New fire doors carry an intumescent strip in the edge that must not be painted, scraped or soaked. The extract fan and its ducting get checked, since a fan running through a fit out has been pulling dust for weeks. Socket and switch plates get their screw heads checked for filler. Board dust from cut MDF is heavier and drops quickly, plaster stays airborne, and that difference sets how long we leave it before the last pass.

What the after builders cleaning covers

A sample of what is included

  • Stage two, the detail clean: New appliance interiors and transit packaging removed
  • Stage three, the final buff: Any remaining marks
  • Stage one, the rough clean: Paint, plaster, grout and adhesive from glass, tiles and hardware
  • Stage two, the detail clean: Skirting boards, architraves, switches and extract vents

That is a sample rather than the whole list. The full after builders cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

The cleaner who comes to your Sneinton property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 8.

What after builders cleaning costs in Sneinton

Priced by surface area and dust load rather than bedroom count, across all stages. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

PropertyTypical per project
Single room refurbishment£180 to £350
Kitchen or bathroom fit-out£250 to £450
Loft conversion£350 to £600
Extension, 2 to 3 rooms£500 to £900
Whole house renovationQuoted after a site visit

Three things explain most of the gap between two builders clean quotes: whether all stages are included, whether window exteriors are covered, and who removes the waste.

Priced separately

ExtraTypical cost
Exterior windows£30 to £90
Carpet cleaning, per room£35 to £60

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Questions

After Builders Cleaningin Sneinton

Ring us on 07438 843980, or see the full service page.

There is no room for a skip and the offcuts are in the yard. Will you take them?

No. Construction waste is the builder's responsibility and it needs a carrier with a licence, which a cleaning van is not. What we will do is bag loose debris and dust sheets and move it to one place in the yard so it is ready for collection, and clean the yard properly once it is gone. Get the removal booked before you book us, or we are cleaning around it.

How many passes does plaster dust need before it stops appearing?

Two on the day, and usually a light one later. Plaster dust is fine enough to stay airborne for hours, so whatever you clean first gets a second coat while we finish the room above. We work downward for that reason. On a Sneinton terrace with a tiled hall, expect that floor to be washed twice in the same visit and still to need one more wipe a week on.

The builder cut steels into the party wall and there is dust in next door. Is that covered?

Not by your booking. We can only work in a property we have been asked into and given access to, so cleaning your neighbour's side would be a separate arrangement made by them or by you on their behalf. It is worth offering early rather than late. The dust does genuinely travel through a shared wall when a pocket is cut, and it is one of the more common sources of bad feeling on a conversion.

The loft room has just been plastered and painted. How soon can you clean it?

The dry work can happen straight away and the wet work should wait. Fresh emulsion over new plaster is touch dry in hours but not properly hardened for a couple of weeks, so a damp cloth on a wall at that stage burnishes it into a shiny patch or lifts colour altogether. We vacuum and dry dust the walls, then do the glass, woodwork and floor wet, and come back for the walls if they need it.

Do you cover the whole of Sneinton?

Yes, all of NG2 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does after builders cleaning cost in Sneinton?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the surface area and dust load, how many stages you need, and who is removing the waste. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start after builders cleaning in Sneinton?

As soon as the last trade is off site, and we book all the stages up front rather than one at a time. Tight on-street parking and narrow entries between terraces, and we group Sneinton with Nottingham City Centre, Carlton and West Bridgford on the rota.
