End of Tenancy Cleaning for Beeston homes

The student belt near University Park empties inside a fortnight, and every house on the street wants the same three days in late June. Book three weeks out or there is genuinely nothing left, in Beeston or anywhere else in the city.

On some Beeston streets every tenancy ends inside the same ten days. Late June and early July is when the houses near Queens Road, City Road and the roads running down toward University Park hand back together, and by the last week of June there is no capacity left anywhere in NG9. That crush is the whole planning problem. The second one is joint liability: five or six names on one agreement, one deposit, and usually a single person left in the house on the final day doing the handover while everyone else has already gone home for the summer. Agree who is paying and who will be there before the booking, not on the morning. Family lets toward Bramcote sit outside that pattern and turn over quietly through the year.

Beeston sits in NG9, under Broxtowe Borough Council. Two distinct markets in one town. Family homes toward Bramcote want a regular fortnightly clean; the student belt near University Park wants end of tenancy work, almost all of it inside a fortnight in summer.

What we run into on Beeston end of tenancy cleaning jobs

What gets left behind is the part that catches people out. A student house at the end of June often has a yard or front garden holding a mattress, a broken drying rack and a stack of bin bags, and the council collection will not take that before the check-out appointment. It is not cleaning and we do not remove it, but it stops the job reading as finished, because a clerk photographs the outside space as well. The other constant is the fridge freezer: left switched on and full, it needs defrosting, which is hours rather than minutes if nobody turned it off the night before.

How a Beeston end of tenancy cleaning job actually runs

On the streets running down toward University Park the last week of June is a logistics problem before it is a cleaning one. Every house on the row is moving at once, so the kerb is taken by parents' cars and hire vans and there is nowhere to leave a van full of equipment for a whole day. We plan those jobs as a block and start early, because a nine o'clock start on a terrace that is still being loaded at eleven is a day lost. Check-out appointments are booked back to back by the same clerks across the same fortnight, so the slot you are given is rarely movable and the clean has to sit a clear day in front of it. Keys are the other thing to settle early: where the agent holds the only set, their opening hours decide our start time, not you. Family lets toward Bramcote run nothing like this. They turn over one at a time through the year, usually with a week of void on either side, which is room enough to do the clean and the carpets on separate days.

Who books it here

Two different jobs in one town. Family homes on a fortnightly rota, and a heavy end of tenancy peak through late June and July as student lets change over together.

We run Beeston on the same round as Chilwell, Stapleford and Lenton.

What we check on every Beeston job

What gets marked down in a shared house is rarely the kitchen worktop. It is the bedroom detail: blu tack shadows and pin holes on the chimney breast, sticky residue where posters have been taped to gloss woodwork, desk drawer runners, the top of the wardrobe, and the window track in a room that has had a fan running in it all summer. Each let room appears separately on the check-out report, so we photograph and itemise each one separately too, which matters when one deposit is apportioned between five names. Mattresses get turned and checked, since they are on the inventory and nobody thinks of them. In the shared parts: the extractor grille, the shower curtain or screen and its rail, the hall run, the bin inside and out. Anything a clean cannot fix, a burn on a worktop or a chipped bath, goes in writing on the day rather than appearing later on somebody else's report.

What the end of tenancy cleaning covers

A sample of what is included

  • Throughout: Inside wardrobes and drawers
  • Kitchen: Hob, extractor hood and filter degreased
  • Kitchen: Dishwasher filter and spray arms
  • Bathrooms: Toilet including hinges, base and behind the pan

That is a sample rather than the whole list. The full end of tenancy cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What end of tenancy cleaning costs in Beeston

End of tenancy cleaning, UK average. Nottingham sits in the lower half. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

PropertyTypical one-off
Studio£120 to £180
1 bedroom£150 to £250
2 bedrooms£200 to £300
3 bedrooms£300 to £420
4 bedrooms£380 to £480
5+ bedrooms£450 to £600

If one quote is well under the others, it is almost always the oven, the internal windows, the carpets or the re-clean guarantee that has been left out.

Priced separately

ExtraTypical cost
Carpet cleaning, per room£35 to £60
Stairs and landing carpet£45 to £85
Single oven deep clean£45 to £80
Exterior windows£30 to £90

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Questions

End of Tenancy Cleaningin Beeston

Ring us on 07438 843980, or see the full service page.

Our housemates are leaving on different days. When should we book?

Book for the day after the last person and the last piece of furniture goes, and leave a full day clear before the check-out appointment. Cleaning around one person's boxes costs more and reaches less, and the surfaces that cannot be reached are precisely the ones a clerk photographs. In late June that means committing to a date around three weeks ahead.

Do you clear the rubbish left in the yard?

No, and it is better to know that early. Removing belongings and bulky waste is a separate trade, and in Beeston the collection slots in late June go quickly. Deal with the mattresses and bags first, then have us in, otherwise you pay for a clean that a check-out report still marks down because of the outside space.

We will all have left Beeston by the check-out. Who signs the clean off?

Nominate one person and give us their number before the day. The itemised checklist and the photographs go to them, and to the agent as well if you ask us to. The part people forget is the guarantee: if something is flagged we need someone able to let us back in, and by mid July that housemate is usually two counties away. Ask the agent to keep a key available for a re-clean rather than closing the file the same afternoon.

Our check-in inventory is years old and covers tenancies before ours. Does it still set the standard?

It does, fair or not, so read it before you book us. Houses let repeatedly on the same document often have photographs showing a condition nobody has seen for a while. Tell us where the inventory and the property disagree and we will note it and photograph those areas specifically on completion. The clean takes the property as far as cleaning can take it; the argument about wear is a separate one and dated pictures are how you win it.

Do you cover the whole of Beeston?

Yes, all of NG9 and the surrounding streets, under Broxtowe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does end of tenancy cleaning cost in Beeston?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is property size, whether it will be empty, the oven's honest condition, and whether carpets are included. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start end of tenancy cleaning in Beeston?

One to two weeks normally, three weeks between late June and August when tenancies across Nottingham end together. The High Road is pedestrianised in parts and the tram runs through the middle, so we park on the residential streets and walk in, and we group Beeston with Chilwell, Stapleford and Lenton on the rota.
