Window Cleaning for Mapperley homes

Elevated properties catching more wind-driven dirt than the sheltered streets below, so the exterior rota runs shorter here. Views are the reason people live on the hill, which makes the glass worth doing properly.

Mapperley glass dirties faster than the sheltered streets below it, and the rota should reflect that rather than pretend otherwise. Exposure near the top of the hill means wind carries dust and rain borne grit onto whichever elevation faces it, so the front of a house on an open aspect looks tired at four weeks while the sheltered side is still fine at eight. The other feature is the drop. Where a hill house has a garden falling away at the back, the ground floor windows on that side sit a full storey above the ground you are standing on, so a property described as two storeys is effectively three from the rear and the pole work is planned for it.

Mapperley sits in NG3, under Nottingham City Council and Gedling Borough Council. The housing here is mostly Victorian villas on the hill, interwar semis toward Porchester, and a steady flow of converted flats, and that is what shapes this job more than the floor area does.

What we run into on Mapperley window cleaning jobs

Working a water fed pole on sloping ground needs planning rather than nerve. We set up from the most level footing available and reach across, never from a spot where the pole is pulling us downhill, and no ladder goes on a wet grass bank for any window. On a rear elevation that drops away we look at the gutter run first, because on these houses the overflow point tends to sit directly above a window and leaves a permanent dirty streak on the glass that no rota fixes until the gutter itself is cleared.

How a Mapperley window cleaning job actually runs

The interior visit is the one people underestimate on the hill, and the stair window is why. In a villa the tall window over the flight lights the whole core of the house, so a film on it is felt in every room off the landing, and it is also the pane nobody can get to. We do whatever can be worked safely from a landing or another level footing and say plainly which sections cannot, rather than standing something on a stair tread and hoping. Sash tracks come next. They get vacuumed dry before anything wet goes near them, because grit and water together make a paste that runs straight down the pulley slot. Then the bay, where the joints between the lights hold more dirt than the glass does, and the fanlight over the front door, which is often the dirtiest pane in the property simply because it never gets opened or looked at. In hard frost we do not run purified water on an exposed elevation, and the top of the hill keeps its frost hours after the streets below have cleared.

Who books it here

The local reference points are Mapperley Top, Woodborough Road and Mapperley Golf Club, which is usually enough for us to find a property without a postcode lookup.

We run Mapperley on the same round as Sherwood, Carlton and Sneinton.

What we check on every Mapperley job

Interior detail on this stock: the meeting rail and the parting bead on a sash, dry brushed before anything is washed; the pulley slots at the head of the box frame; the catch and the lift handles, usually painted over and still holding grime in the casting; leaded top lights on the interwar semis, cleaned with a cloth and never a blade, because a scraper takes the came and the solder with it; the fanlight and the frame around it; and the reveal beneath a window on the weather side, where condensation has run and left a tide line in the paint. Outside we check the drip groove under a projecting sill, which stops water tracking back onto the brickwork. A blocked one leaves a permanent dark band under the window that people mistake for glass we have missed. We tell you which marks are outside, which are inside and which are within the sealed unit.

What the window cleaning covers

A sample of what is included

  • Interior: Glass washed, squeegeed in a single continuous pass and buffed dry
  • Interior: Frame, sill and track dusted and vacuumed first, so you are not making mud
  • Exterior: Drainage holes at the bottom of the frame cleared, which otherwise block and let water pool inside
  • Exterior: No ladders, so no access needed through the house in most cases

That is a sample rather than the whole list. The full window cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

The cleaner who comes to your Mapperley property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 8.

What window cleaning costs in Mapperley

Exterior glass on a rota. Interiors are charged separately and need access. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

PropertyTypical per visit
Terraced house£12 to £20
Semi-detached£15 to £28
Detached£25 to £45
Interiors, added to a visitRoughly half again
Commercial frontageQuoted on frequency

The first clean of glass that has been left costs more than the ones after it, which is why a rota works out cheaper than an annual rescue.

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Why does our glass dirty faster than the streets below the hill?

Exposure. Higher up there is nothing to break the wind, so airborne dust and rain carried grit hit the glass harder and more often. It is the same reason the frames on the weather side grow green algae first. We normally suggest four to six weeks on the exposed elevations and leave the sheltered ones on eight.

The back of our house drops away. Can you still reach?

Yes, in almost every case. A water fed pole reaches four storeys, so a rear elevation that is effectively three from garden level sits well inside that. What we assess is footing rather than height. If the only place to stand is a steep wet bank or a rockery, we work from the nearest level ground and tell you if any pane genuinely cannot be done safely.

Can you do the window over the stairs from inside?

Partly, and it comes down to footing. Where there is a landing wide enough to stand a small step on something flat, most of it is reachable. Where the window sits directly over an open flight there is nowhere safe to put anything and we will not improvise, because a fall onto stairs is the worst outcome in this trade. In that case we clean what we can reach and tell you the rest needs a tower or a pole system arranged separately.

Do you still come out in frost up here?

Not on exposed elevations while it is actually freezing. Purified water on cold glass turns to ice on the pane and the frame, which cleans nothing and makes the footing underneath treacherous on a slope. Higher ground holds frost long after the streets lower down have thawed, so a round up here sometimes shifts by a day or two in a cold snap. We would rather reschedule than turn up and do a poor job. Interior work is unaffected.

Do you cover the whole of Mapperley?

Yes, all of NG3 and the surrounding streets, under Nottingham City Council and Gedling Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does window cleaning cost in Mapperley?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of windows, how many storeys, and whether interiors are included with the exterior rota. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start window cleaning in Mapperley?

Within a fortnight to join the rota, and the first clean of neglected glass takes longer than the ones after it. Steep streets and some properties well above road level, and we group Mapperley with Sherwood, Carlton and Sneinton on the rota.
