Window Cleaning for Clifton homes

Estate housing on a standard exterior rota, with more exposure than the city streets because there is less shelter between the blocks.

The estate is exposed in a way older streets are not. Wide roads, open frontages and grass verges instead of hedges mean there is very little to break the wind, so dust off the verges and grit off the carriageway reach the glass directly, and the lower panes take road spray through the winter. The upside is that the same consistency that helps everywhere else in Clifton helps here too. The windows repeat house to house, they are all reachable from the ground with a pole, and there are no gated frontages or awkward side returns, so a whole street can sit on one rota and be worked in a single visit.

Clifton sits in NG11, under Nottingham City Council. The housing here is mostly one of the largest postwar estates in the country, mostly semis and short terraces, plus student housing near the NTU campus, and that is what shapes this job more than the floor area does.

What we run into on Clifton window cleaning jobs

Replacement units across the estate share the same detail, which is a pair of drainage slots along the bottom of the outer frame. On these houses they block with verge dust and grass rather than leaf litter, and grass packs tighter, so they need clearing with a thin tool rather than a rinse. Left blocked, the frame holds water against the seal all winter. The other repeat is algae on north facing frames, which is a growth rather than a soiling and comes off with the frame wash rather than more pressure on the glass.

How a Clifton window cleaning job actually runs

The work here is done from the ground with a pole, and the ground itself is the variable. Frontages on a lot of these plots are open grass rather than paving, and after a wet week that turf is soft, which rules out a ladder completely and keeps the trolley on the path with the hose run out to the house. It also means we cannot always stand directly beneath a window and have to reach across at an angle, which is fine for glass and slower for frames. Rear access is the thing worth settling once, at the start. Some of these houses have a shared entry or a path running along the back of the terrace, others only a side gate that bolts from the inside, and a bolted gate means the back of the house cannot be done while you are out. Interiors are a separate booked visit because somebody has to be in for them, and the sensible pairing is late winter, with the exterior done the same morning while the light is worth having.

Who books it here

The local reference points are Clifton tram terminus, Clifton Grove and NTU Clifton campus, which is usually enough for us to find a property without a postcode lookup.

We run Clifton on the same round as Ruddington, West Bridgford and Chilwell.

What we check on every Clifton job

Frames are washed and the hinge stays cleaned along the arm, because grit sitting in a friction stay is what makes a window stiff long before the hinge itself fails. Handles and the keyhole cover are wiped rather than soaked, since water driven into a lock barrel does no good at all. The gasket where the glass meets the frame carries a black line of mould on the shaded side of a house and lifts with the frame wash and a soft brush rather than with more pressure. Rear door glazing and the glass in a back porch are included as standard, because that is the door the household actually uses and it is the one that gets missed. On a conservatory the roof panels, the glazing bars and the gutter along the front edge are done together, since cleaning the panels and leaving the gutter sends the dirt back down the glass at the next rain.

What the window cleaning covers

A sample of what is included

  • Exterior: No ladders, so no access needed through the house in most cases
  • Exterior: Glass, frames and sills cleaned together
  • Exterior: Water-fed pole system using purified water, reaching up to four storeys
  • Also: Commercial frontages on a weekly or fortnightly rota

That is a sample rather than the whole list. The full window cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What window cleaning costs in Clifton

Exterior glass on a rota. Interiors are charged separately and need access. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

PropertyTypical per visit
Terraced house£12 to £20
Semi-detached£15 to £28
Detached£25 to £45
Interiors, added to a visitRoughly half again
Commercial frontageQuoted on frequency

The first clean of glass that has been left costs more than the ones after it, which is why a rota works out cheaper than an annual rescue.

Priced separately

ExtraTypical cost
Conservatory roofQuoted after seeing it
First clean of neglected glassHigher than the rota price

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Window Cleaningin Clifton

Ring us on 07438 843980, or see the full service page.

Can neighbours be added to the same round?

Yes, and on this estate it is the sensible way to do it. The houses are the same size with the same windows and there is nothing awkward between one frontage and the next, so several properties in a row take barely more time than working out to one of them. Ask your neighbours before we set the rota rather than adding them one at a time.

How often do windows on the estate actually need doing?

Six weeks suits most of the estate, and four for anything facing a through road, because the frontages are open and there is nothing to shelter the glass from road spray and verge dust. Interiors two to four times a year, ideally including late winter, when there is little daylight to begin with and film on the inside of the glass takes a noticeable share of it.

Our side gate is bolted on the inside. Can you still do the back?

Not while the house is empty, which is the usual arrangement here, so it needs solving once rather than every visit. Either fit a bolt that can be released from outside, leave the gate on the latch on your rota day, or put a key in the key safe if the gate is locked rather than bolted. Tell us before the first visit, because otherwise we do the front, come back for the rear and the round stops being efficient.

Can the conservatory roof go on the same rota as the windows?

It goes on a longer one. Roof panels collect moss and leaf debris rather than road film, so they need doing two or three times a year instead of every six weeks, and the gutter along the front edge should be cleared at the same time. We do it from a pole with a soft brush, never from a ladder leaned against the frame, since conservatory framing is not built to carry that load.

Do you cover the whole of Clifton?

Yes, all of NG11 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does window cleaning cost in Clifton?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of windows, how many storeys, and whether interiors are included with the exterior rota. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start window cleaning in Clifton?

Within a fortnight to join the rota, and the first clean of neglected glass takes longer than the ones after it. Good throughout, with wide roads and generally available parking, and we group Clifton with Ruddington, West Bridgford and Chilwell on the rota.
