Office & Commercial Cleaning for The Park Estate homes

Professional practices in converted villas, mostly solicitors, surveyors and consultants. Original timber and stone throughout, so the products matter more here than in any office we clean.

Commercial premises in The Park are villas that were built as houses, and that changes almost everything about a specification. There is no lobby with a hard floor and a mat well, there is a tiled porch and a timber floored hall. There is no washroom core either, there are two or three separate WCs fitted into former bedrooms and box rooms on different floors, and washroom count moves the hours far more than desk count does. Waste has to be carried out to a bin store shared with residents, on a private road with its own rules about vehicles after hours. We price these from a site visit and nothing else, because none of the layout can be inferred from a floor area.

The Park Estate sits in NG7, under Nottingham City Council. On the practical side: A private estate with gated entrances and its own parking rules. We need the access arrangement confirmed before the first visit, not on the doorstep.

What we run into on The Park Estate office & commercial cleaning jobs

Out of hours access is the practical problem. The estate roads are lit by gas lamps, which are lovely and give considerably less light than a street lamp, so an early evening finish in November means loading a van in near darkness on a narrow private road. We schedule these sites earlier in the evening through winter rather than last on the round, and we ask for the alarm and gate procedure in writing, because a false alarm on a conservation estate escalates to a keyholder call quickly.

How a The Park Estate office & commercial cleaning job actually runs

The rooms a client sees are the ones that decide whether a practice feels well run, and in a converted villa those are the porch, the hall, the stairs to the first floor and the one or two front rooms used for meetings. That is where the specification puts its hours. Behind them are working rooms that were bedrooms, with cabling run across a board floor and paper stacked on every flat surface, and a clear desk policy that holds better in principle than it does on a Friday. We clean around files rather than moving them, and nothing marked confidential is touched or emptied without a written instruction naming who authorised it. Stairs are the circulation, so machines are carried between floors all evening and a second vacuum kept upstairs pays for itself in walking time. Where flats sit above or beside the practice, the evening has a limit as well. Running a machine up a shared staircase late at night is how a cleaning contract turns into a neighbour problem.

Who books it here

The local reference points are the gas lamps, Nottingham Castle and the tunnel entrances, which is usually enough for us to find a property without a postcode lookup.

We run The Park Estate on the same round as Nottingham City Centre, Lenton and Radford.

What we check on every The Park Estate job

A washroom fitted into a former box room usually sits a long way from the original drainage, and where that was solved with a macerator the rules change: paper only, no wipes in the liner, and a notice on the wall that says so, because a blocked unit in a building like this is a floorboards up repair rather than a plunger. We check the sanitary bin service date, the point of use water heater, the towel bin and the soap and paper stock on every visit and report levels rather than waiting to be told. Touch points on original joinery are listed by name: the front door pull, the bell, the entryphone panel, the newel post, the handrail, the finger plates. Disinfectant wipes stay away from lacquered brass and from a polished meeting table, both of which get a damp cloth followed by a dry one.

What the office & commercial cleaning covers

A sample of what is included

  • Weekly or fortnightly: Microwave interiors
  • Periodic, scheduled and priced up front: Entrance matting deep cleaned or replaced
  • Weekly or fortnightly: Internal glass and partitions
  • Periodic, scheduled and priced up front: High level dusting including light fittings and vents

That is a sample rather than the whole list. The full office & commercial cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What office & commercial cleaning costs in The Park Estate

Contract office cleaning, weekly cost on a standard specification out of hours. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

PropertyTypical per week
Up to 10 desks, 2 to 3 visits£60 to £120
10 to 25 desks, 3 to 5 visits£120 to £280
25 to 50 desks, 5 visits£280 to £520
50 to 100 desks, 5 visits£520 to £950
100+ desks£950 and up

Washroom count moves a quote more than desk count does. Two extra cubicles change the hours more than twenty extra desks.

Priced separately

ExtraTypical cost
Office cleaning, per hour£15 to £28
Carpet deep clean£1.50 to £3.50 per m²
Hard floor strip and reseal£3 to £7 per m²
Washroom deep clean and descale£150 to £400

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Questions

Office & Commercial Cleaningin The Park Estate

Ring us on 07438 843980, or see the full service page.

Can your cleaners come in after six?

Yes, though in winter we would rather come earlier in the evening. The estate roads are private and gas lit, so visibility drops away once it is properly dark and unloading equipment safely takes longer than it would on an ordinary street. An earlier slot also sits better with gate and alarm procedures, which tend to assume the building is empty by a set time.

Our WCs are on three floors. How does that affect the price?

Considerably, and more than the number of people using them does. Each WC needs its own colour coded cloths, its own consumables run and its own trip up and down the stairs, so three single cubicles on three floors cost more to service than one washroom holding three cubicles. We count them individually at the site visit and show the hours against each one.

There is no cleaning cupboard in the building. Where does everything live?

Somewhere lockable that we agree at the site visit, usually under the stairs or in a ground floor WC. It matters more here than in a modern office, because the building is shared and members of the public walk through it. Products stay in their original labelled containers with the safety data sheets kept alongside them, and nothing is decanted into an unmarked bottle. If there is genuinely no space, we carry kit in and out each visit.

Do you take the waste away with you?

We take it to the store on site, bagged and sorted as you have asked. Commercial waste cannot go out with the residents' domestic collection, so you need your own trade waste agreement, and where the bins stand and on which morning is something the estate and your neighbours will have a view on. Bags cannot be left out overnight on a shared frontage. Tell us the collection day and we will schedule the visit before it.

Do you cover the whole of The Park Estate?

Yes, all of NG7 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does office & commercial cleaning cost in The Park Estate?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of washrooms, the visit frequency, the flooring type and whether we supply consumables. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start office & commercial cleaning in The Park Estate?

Allow four to six weeks if you are changing contractor, because TUPE, keys and site induction all take real time. A private estate with gated entrances and its own parking rules, and we group The Park Estate with Nottingham City Centre, Lenton and Radford on the rota.
